We of course said yes, and quickly worked this project into our busy schedule. As a Kettering born and raised resident, I couldn't turn down the opportunity to clean my hometown's music venue.

We've been pleased to have a growing relationship with the cities Parks department over the last 5 years. We cleaned the citie's park signs back in 2022 and have since taken on a various scope of projects theyve approached us with.

What a week, to say the very least! We Cleaned 40,000 sq. ft. of concrete walkways, pads, curbs at Towne and Country shopping center, and a giant fence at Polen farm all in 5 days!

It was fun, to say the least! This month marks our 6 year anniversary, and it's been met with some great new opportunities and a lot of growth! We've been cleaning some large properties this last few weeks.

The pressure washing videos online are really cool, but usually the YouTuber is using professional equipment and has a lot of experience. Using standard equipment is a drag and takes usually 2-3 weekends of your full time effort to complete the job. It’s easier to just pay a company to do it in 2 hours!

D o I have to prepare for your team to come wash my home?

We automatically send you a small checklist to complete when booking with us. This gives you plenty of time to complete it and be ready for our arrival. Our checklist usually takes 20 mins to complete fully. After that. We’re ready to pressure wash your exteriors!

Do I need to be home when you wash my house?

You don’t need to be home! We will clean your home and send you a bill when we’re done that you can pay online, and we don’t charge a fee! We will send you a checklist before showing up for the pressure washing, which will make the experience for you seamless. We like making things easy and setting all expectations up front!

Does soft washing hurt the exterior of my house?

No! Pressure washing will damage the exterior but soft washing will not. Pressure washing a home will remove the oxidation from the sun light on your homes siding. The problem is, this powdery film is undetectable but when you clean it it’s very noticeable. Soft washing doesn’t remove the oxidation. Pressure washing removes it, but unfortunately, it removes only some of it. Causing your home to look splotchy.

Will the detergent you use damage my plants and grass?

We thought you'd never ask! In the video above, you can see that we are using a stream to apply the mix verses using a more controlled spray fan. The reason this is, is because we were 50 ft. in the air, 3 stories high! When we have to get as close to the edge as we did in this video, spraying a stream at a distance of atleast 10 ft from the edge is the safest way to go. This roof in Springboro was HUGE!

We have technicians on site at every roof cleaning job that keep grass and plants wet while we work, ensuring the delution of our mix is low enough to not cause any damage to your landscape. Occasionally, (If working with japenese maples) we will spray PlantWash, a high concentrate of vitamin C, to further protect your vegetation. Springboro is known for having homes with beautiful landscape, and we take serious precaution to protect it from damage!

Why should I have my roof professionally cleaned? Can I just do it myself?

We don't recommend cleaning your own roof. Roof cleaning detergents are slippery and can cause a fall. In fact, we typically don't use ladders when cleaning most roofs. Our system shoots over 60 ft, ensuring we can clean safely from the ground. Many homes in Springboro reach over 40 ft, easily, so we dont suggest climbing on them! The reason you should have it cleaned is because the black mold that grows on roofs (Those pesky, ugly streaks) are actually harmful, not just ugly! They eat away at the limestone in the shingle, which causes cracking and loses the ability to flex in the hotter months, which will eventually lead to needing a replacement.

Is washing my roof better than replacement?

Yes and No. Cleaning a roof won't fix the hole in your roof from a hailstorm, but it will protect the shingles from becoming brittle and cracking, as listed above. The elements cause the roof to endure long term damage, and if not treated every 5 years, will lead to shingle defects and eventually failure. When should I have my roof professionally washed?

We recommend having your roof cleaned by a professional every 5 years. Unlike other pressure washing services, roof washing isnt a service that you need every season. Once we apply our softwash treatment to the shingles, the treatment goes to work for a long period of time. We don't use or recommend the use of high pressure to clean your roof. This can damage your roof and does not provide longevity to the clean, on top of this, using high pressure is often dangerous to shingles.

Is it expensive to have my roof washed?

We'll be upfront in saying that roof cleaning is our most expensive service due to the cost and risk involved with having your roof cleaned. Being in Centerville, many of the roofs in this beautiful city are large, steep and made with all types of materials such as asphalt, metal (becoming increasingly popular) and other materials such as copper. Shingle roofs are the least expensive to clean, while copper and metal roofs can run in the 1000's. Typically, a roof can range from $600-$1500 depending on size, amount of mold growing, and pitch.

Do you only wash shingle roofs?

Although shingle roofs are the most common materials we soft wash, which in Centerville, asphalt is the main material on roofs in the city, we don't offer exclusivity to roof cleaning. In fact, most pressure washing companies in the dayton area don't offer roof cleaning on their list of services due to the risks, one of these risks being plant and landscape damage. Many clients deem a really dirty roof as a means for replacement, but soft washing a roof is actually a safe and affordable way to clean a roof and bring it back to life without having to replace it!

How much does roof cleaning cost?

Roof cleaning is an affordable alternative to replacement. While replacements can cost thousands depending on size, washing a roof costs typically 10% of a replacement. Small roofs average $500+. Large steep roofs typically start at $1300 and usually don't exceed $2000 in cost.

Do you only wash shingle roofs?

Does cleaning my roof extend its life?

Typically, yes. The mold that grows on the shingles is called gleocapsa magma. The mold feeds on the lime deposits in the shingles
which can cause the roof to brittle and crack during the cold months. The mold won't allow the roof to expand and contract during the
changing seasons which causes a magnitude of issues. Cleaning the mold will keep the roof flexible, which equals longevity!

Are you considering pressure washing your home?

Often I hear from clients, friends and others "I love pressure washing tiktok videos! Theyre so satisfying.” Or, “We tried power washing our house. It was just easier to hire somebody.”

I thought I'd add my two cents in. Is it worth doing yourself? Should you hire a professional? I’ll do my best to answer this question, coming from 3 years of experience and over 1,000 houses washed under my belt!

From experience, I can safely say power washing your home seems like a fun weekend project! After all, the tiktoks are awesome and the summer is a great time to work outside. However, without the proper equipment, training and knowledge of what you're getting into, it’s better to hire a professional, and here’s why.

The cost

Most of us have a pressure washer laying around in the garage. (Hopefully one that still works!) To remove mold off a home, we recommend a pressure washer with a min. Of 3200 PSI at 2.3 GPM. Otherwise, you’ll certainly be outside all day cleaning one section with a power washer that’s not as strong. Problem is, these units can run $400+.

At that rate, you’re paying close to what it costs us to come out and clean the whole exterior of the house. Our cleans also last longer, but we’ll get to that in a minute.

I get it, you can still KEEP the one you buy, but in my experience, a homeowner uses them when needed, which is every other year, and you run the risk of costly maintenance on a pump, hose leak etc by the time the unit reaches 3 years old.

Your Time

With the proper pressure washer and a plan in place, you can expect the whole home to take you the weekend to fully clean. (we know clients who had been at it for more than a week before they gave up and called a company… yikes!) I hate to tell you, but that’s best case scenario!

One thing to consider when deciding, is that we clean the entire home when you call us. Not just the siding, so what all does that include? Well, we clean all of your home’s vinyl siding, but we also clean your gutters, downspouts, soffits, trim metal, doors, and even your exterior windows and window sills.

Life of the Clean

Unfortunately, one of the major downsides of power washing your house is the fact that it lasts usually a season before the mold starts to come back. Bring on the frustration! The reason is simple. When you power wash your house, the mold isn't being killed, It’s just being blasted.

This is why we utilize the soft wash process. Soft washing is the use of detergent blends that are formulated to safely kill and clean mold where it forms. A softwash on a home typically will last you 2-4 years. If you have a lot of moisture and shade surrounding your home, the less time the clean willl last. (2 years max typically) However, if you have mostly sunlight, you're in luck, the clean will last 4 years on average. This is great news, because power washing your house every year would NOT be fun!

Power Washing can and WILL damage your home if not cautious

Ever drive by a home and see the siding look splotchy? That’s because they pressure washed it. The long story short is that vinyl siding exposed to sunlight will become oxidized.

The oxidation isnt visible to the eye, but its a powder-like texture that creates a film over the siding, which slightly discolors the whole wall of siding, because the film of oxidation literally covers the entire wall! (Dont believe me? Rub your fingers on your siding and itll look like sidewalk chalk on your hands!)

Anyways, When the siding is power washed, the pressure will remove the oxidation where the wand hits the siding with harder pressure. The problem is, you cant evenly pressure wash the whole wall with maximum pressure to remove all the oxidation, which results in the splotchy look. Some oxidation was removed, and some wasn't. Splotchy results.

The softwash process kills and removes all algae, dirt and spider webs without removing the oxidation, resulting in a full, proper uniformed clean.

Conclusion

My intent is not to just hit you with a bunch of negatives so you’ll call us. Believe me, if that’s how this article comes across, I get it, but know this. I’ve had countless calls come in from people who’ve rented a power washer at home depot for the weekend, who started the project 2 weeks before calling us that have in pure frustration put off the job. Or in worse scenarios, they’ve bought a power washer and STILL don't want to do the job!

Tiktok and social media as we all know can be deceiving, making the job seem satisfying and super awesome, but reality can be a pain.

With the right equipment, ill admit… it’s pretty awesome! But it’s a ton of work on yourself to do it with a typical pressure washer and a ladder. For the same cost as a typical power washer, we’ll get the job done for around the same cost, and you won’t have to worry about it for hopefully a few years. (again, 4 if you’re lucky!)

What is Soft Washing?

"Pressure washing a home is NOT safe, is ineffective and does not produce results that last further than one season."

Soft washing is a mix of detergents that work together to safely and effectively clean and kill the mold growing on your home. The detergents will effectively kill the spores of mold on the siding, which eradicates the organic system properly and helps prevent quick regrowth. On average, soft washing results last 1-4 years depending on how much shade and the amount of vegetation you have surrounding the home.

What should I expect when my home gets soft washed?

Well, all companies are different, but Sparkle Home Washing offers a few things.
- All siding, Gutters, Downspouts, All Soffits, Trim and Facia Metal, Windows and Window Sills Will be washed with our soft wash solution. (This will give your home a serious face lift!)
- Expect all of the mold, PLUS dirt and spiderwebs to be removed from all areas of your home's exterior.

When should I get my home soft washed?

Pressure washing is noted to be a "Summer only" project, which is untrue. Soft washing serves a dual purpose in the colder months. We work all year around. (Except February)

In the spring and summer, it's the time of year to get your home looking pretty for parties and BBQ's, and for the fall and winter, soft washing detergents prevent spiders and critters from finding a shelter inside your home's walls. It repels them from entering through the exterior.
